Agreement to These Terms

By accessing or using Doosmo's website, submitting documents, purchasing services, or otherwise using Doosmo services, you agree to these Terms of Service and our Privacy Policy.

If you are using Doosmo on behalf of a company, financial institution, partnership, or other organization, you represent that you have authority to bind that organization to these terms.

Doosmo Services

Doosmo provides commercial lease document organization, abstraction, verification, financial analysis, risk and critical-date review, underwriting-oriented reporting, and related document-intelligence services.

Services may include preparation of a Doosmo Lease Intelligence Report containing a verified lease abstract, source-page references, financial intelligence, risk highlights, critical dates, and lender-focused underwriting information.

The specific scope of a report may vary depending on the source document, available information, service selected, and technical or document limitations.

Authority to Submit Documents

You represent that you have all rights, permissions, and authority necessary to submit commercial leases and related documents to Doosmo for processing.

You must not submit documents that you are prohibited from disclosing or processing through a third-party service.

Automated and AI-Assisted Processing

Doosmo may use automated software, machine-learning systems, artificial intelligence, document-processing tools, and related technologies to analyze submitted materials and prepare reports.

Automated processing may be combined with verification, quality-control procedures, and human review.

You acknowledge that automated systems can produce incomplete, ambiguous, or incorrect results and that source documents remain the controlling record.

Reports and Source Documents

Lease Intelligence Reports summarize and analyze selected information contained in source documents. They are designed to assist professional review, not replace the complete lease.

Customers should verify material provisions against source documents before relying on them for legal, financial, underwriting, investment, or transactional decisions.

No Legal, Tax, Accounting, or Investment Advice

Doosmo does not provide legal, tax, accounting, appraisal, brokerage, investment, credit, or other regulated professional advice.

Doosmo reports are provided for business and informational purposes and are not a substitute for review by attorneys, accountants, appraisers, lenders, investment professionals, or other qualified advisors.

Customer Documents and Ownership

Doosmo does not claim ownership of commercial leases or other source documents submitted by customers.

You retain your rights in submitted materials and grant Doosmo a limited right to access, copy, process, transmit, and use those materials as reasonably necessary to provide the requested services, maintain security, comply with law, and support legitimate business operations.

Doosmo Intellectual Property

Doosmo retains all rights in its website, software, workflows, systems, prompts, algorithms, templates, report structures, branding, design, and other proprietary technology and materials.

Your purchase of a report does not transfer ownership of the Doosmo platform or underlying technology.

Customers may use completed reports internally and for legitimate business purposes connected with the applicable property, transaction, financing, diligence, or portfolio activity.

Pricing, Payments, and Refunds

Prices are displayed on the Doosmo website, checkout page, proposal, order form, or other applicable sales materials. Prices may change prospectively.

Payments may be processed through Stripe or another approved payment processor.

Standard pricing may apply only to typical commercial lease documents. Very large files, extensive amendment packages, unusually complex lease sets, portfolio engagements, rush requests, or custom work may require additional fees or a separate quote.

Unless otherwise stated in writing, fees for completed or substantially processed services are non-refundable. If Doosmo cannot reasonably perform an ordered service, Doosmo may cancel the order and refund applicable prepaid fees.

Turnaround Times

Any delivery timeframe shown on the website or in sales materials is an estimate unless Doosmo expressly agrees to a guaranteed deadline in writing.

Turnaround may be affected by lease length, document quality, amendments, unusual complexity, technical issues, customer responses, and workload.

Acceptable Use

You may not use Doosmo to:

• Submit documents you are not authorized to process.
• Violate applicable law or third-party rights.
• Attempt unauthorized access to Doosmo systems.
• Introduce malware or malicious code.
• Interfere with the operation or security of the service.
• Reverse engineer or misuse proprietary Doosmo technology.
• Use the service for fraudulent or deceptive activity.

Confidentiality and Security

Doosmo recognizes that commercial leases and related materials may contain confidential business information and uses reasonable safeguards designed to protect submitted information.

Doosmo may use service providers as described in the Privacy Policy where reasonably necessary to operate the service and process customer materials.

No internet-based service or information-storage system can guarantee absolute security.

Service Disclaimers

To the fullest extent permitted by applicable law, Doosmo services are provided on an "as is" and "as available" basis.

Doosmo does not warrant that every source document will be processable, that every provision will be identified, that every analysis will be complete or error-free, or that services will satisfy a particular legal, lending, investment, underwriting, or transactional requirement.

Limitation of Liability

To the fullest extent permitted by law, Doosmo LLC and its members, officers, employees, contractors, and service providers will not be liable for indirect, incidental, special, consequential, exemplary, or punitive damages, or for lost profits, lost revenue, lost business opportunities, financing decisions, investment losses, or transaction losses arising from or related to the services.

To the fullest extent permitted by law, Doosmo's aggregate liability arising from or related to a particular order or service will not exceed the amount paid to Doosmo for that applicable order or service during the twelve months preceding the event giving rise to the claim.

Some jurisdictions do not permit certain limitations, so portions of this section may not apply to you.

Indemnification

To the extent permitted by law, you agree to indemnify and hold harmless Doosmo LLC and its members, officers, employees, and contractors from claims, liabilities, damages, and expenses arising from your unauthorized submission or use of documents, violation of these Terms, violation of law, or infringement of third-party rights.

Suspension and Termination

Doosmo may suspend or terminate access to services when reasonably necessary to address nonpayment, misuse, security concerns, violation of these Terms, legal requirements, or material risk to Doosmo or others.

Governing Law

These Terms are governed by the laws of the State of Arizona, without regard to conflict-of-law principles, except where applicable law requires otherwise.

Any dispute that is not subject to another written agreement between the parties will be brought in an appropriate state or federal court located in Arizona, subject to applicable law.

Changes to These Terms

Doosmo may update these Terms from time to time to reflect changes in services, business practices, technology, or legal requirements.

Updated Terms become effective when posted unless another effective date is specified.
